fat... I'm already 5-6k under what I paid for it 3.5 years ago. And I bought it new! Not too mention the 3-5k I put in it sense I been there. I'm probably loosing like $15K all together and will have to write a check at closing for like 12K! :yikes: I would lower it more if I could... but the $12K check I will have to write will take every penny I have! My entire savings and checking! Pucky, Well we have the big hospital in the area as well...but that isn't helping I guess.

Not too mention the hell of owning 2 houses... the up-keep n all. And still at this moment... I live in one and my wife is in the other. Due to our jobs. Mine is down at the new house and he old job is still near the condo. Heck we have been living like this for sense December. :nonod: Its done did got old!

The problem lies with the media... I stand behind my POV that the media is to blame for 50% of this countries problems. They give excuses, cause parinoia, and in general brain wash people. Example, I had a guy walk thru a few weeks ago during a open house... he want a fireplace and didn't want skylights... which I have the opposite at the condo. Anyway, my realator, like any good one... kept on him about it... come to find out... he's only approved for about $12K under my asking price. When asked "Why would you be looking so far out of your price range?" his reply was.... "Well I hear from everybody its a buyers market!". My realator said "lovely!" :nonod: So this d-bag is walking into my house knowing he HAS to low ball me by 12K on my condo! :flush: That's only about 9% under my listed price!! :rant: Renting.... OMFG... the next person that asks that.... I'm going to punch baby seals!! No offense... Renting don't fit too well... my mortgage adjusts in April so when it goes up its max of a 2% increase in interest rate.. its going to add about $250+ to my payment. Plus my home taxes are going to go up cause now I'm claiming homestead on the new house..so those are going to nearly double which = about another $250+ increase a month. Making my payment about $800 over what I MIGHT get for it in rent per month. Further, right now my condo is in PERFECT condition. Not a scratch in any wall, perfect carpet... perfect in nearly every way. Do you think it would stay that way with renters in there? NO! Plus say over 2 years... the -$800 each month is going to eat away at my savings so then I would have to sell it anyway and I'll be even more broke because it will then need paint and carpet and god knows what else... plus the condo is about 1.5 hr from my new house (no traffic or weather). So its not like I can just cruise by on my way home. Renting = even more suck!

Real bummer Gas :( I hope something will come through soon. Its not all necessarily media to blame, the housing/mortgage market constantly cycles and unfortunately your on the bad end of cycle. Not only can renters be a PITA, but its much more difficult to do with a condo. I just passed my state licensing exam last week and am now a realtor, but I am interviewing brokers on the commercial side until the residential market picks back up. I am just coming off a new build in Lake Orion, getting my C of O on Tuesday and I have no other builds lined up right now and a crew of guys I dont know what to do with :( I just think everything is tight in every market right now :2cents:

Hmmm... just a wild idea here, but file for legal separatation from Uma.... each of you claim a house as primary residence until you sell the condo, then reconcile... You'd have to file income taxes separately, but legally it works.

Well at least my wife found a new job. First interview and she nailed it. She never fails. She always gets every job she interviews for. She's just that good. I'm very lucky to have her. So now, we will move a few more things from the condo and prep it for no-people living. Ya know... cancel cable, raise the thermostat, lower the hot water heater or turn it off cause I am going to turn off the water, turn down the fridge/freezer... stuff like that. First time her and I will live together other than weekends sense December... :clap:

i do real estate closings down here in florida and I know right now it is almost impossible to sell anything...between the military goofs with housing etc and everyone who owns property trying to sell it, the market has flooded and pretty much slowed to a trickle, def a buyers market.... have you tried putting it up on the web so that other states can see it? $800 ( think thats what you said) a month for a condo is nothing compared to what people down here are paying for a shanty 5 miles from the beach...and someone might see it as a potential investment...i have several clients who have bought property they saw on the web, even sold a condo on Ebay... if you can afford it, a good selling tip might be to pay all closing costs (within reason of course), and offer a home warranty plan if you havent already... if I have repeated anything, sorry i didnt go back and reread everything...

Good luck!! I know its tough right now!!:dthumb:

If I happened to be in your shoes. I would have family member sign supper cheap $100 month to month lease dated In Jan of 06. Being rental property you will be able write off your loss for everything ;) Just make sure and claim $100 month rent payments on your 06 tax's.

Well I have good news. We had 4 showings in 2 days from 3 different realtors. And we got a cash offer. $4,000 under what we were listed at and $17,000 under what I paid. But we took it. I will have to bring $22,000 to the table but I'll be done with it. We signed the papers last night and the inspection was today. We are sked to close Oct 27th and I'll be moved out by lunch on the 28th. A neat twist in the last few days. A big reason compbined with being sick, and working alot that has kept me from TWF.

Well that was the easiest, most painfull, but fastest closing I have ever done. 30 mins and done! Picked up my u-haul Sat mornin... which was good cause it only had 12,000 miles on it and was nice, new, full functional, and not leaking fluids. Packed up the condo, showed the new owner around, left for good! :clap: :woohoo: :willy: Got back to the house and with 4 guys we had the u-haul unloaded in under 30 mins! But it took us 2 days to get everything back in order... explaining my absence this w/e.
